We meet a lot of people in this business. Some on their way to new towns, and some arriving in Moberly to make a new start. I’ve observed that MANY people simply do not understand the role the real estate licensee plays when helping a buyer in the process of buying a home. The real estate licensee may offer buyer agency, which allows the licensee to advocate for YOU, the buyer, and hold your information confidential during negotiations. Or the licensee may simply be in a neutral position and simply assist with the paperwork. If you call the listing agent, they are representing the seller’s best interest, not yours.
What we’re finding is that many of our loyal buyers don’t understand what happens when they click on Zillow, Trulia or Realtor.com to find out more information about a property. This inquiry is broadcast to multiple real estate licensees who hopefully are quick to respond. If you are a buyer and have a favorite agent you want to help you purchase your next home, if you go to look at any houses with another agent, your agent cannot help you with that property because of procuring cause rules; it’s unlikely they will get paid.
My recommendation is to search Zillow, Trulia, and Realtor.com and then call or text your favorite (preferred) agent to find out more information or to schedule a visit to see it in person. That’s what we do! We can show properties from ANY agency, so please keep that in mind!
